Trius Lending Partners is a Baltimore based hard money lender providing short term capital to real estate investors up and down the East Coast. We fund bridge, fix and flip, and new construction loans on non-owner-occupied investment property, with terms of 6, 9, or 12 months, interest only. Where most lenders slow you down, we move. We underwrite in house, so we control the decision and the timeline, which means when we issue terms the borrower can count on the close. Banks make investors wait weeks and still fall through at the finish line. Other hard money shops overpromise and renegotiate at closing. We do neither. We are investors and lenders ourselves, not a generalist bank, so we understand fix and flip and ground up construction because it is all we do. We fund rehab draws fast, structure real leverage around a realistic after repair value, and close on time so serious investors can win competitive deals while the rest of the market is still waiting on an answer.
